Whole Foods Market anchors Phase One of an 11 acre, 87,000 SF retail center located at the intersection of Lee Rd. and 17-92 in Winter Park, FL. The project covers assemblage of 5 separate parcels and transforms a former dilapidated auto dealership and office building location. A three-acre Phase Two project is now in planning for across Lee Road.
The new store boasts 41,020 square feet – approximately double the size of Whole Foods’ previous Winter Park location – in line with tenant desire to offer a streamlined store design that gets shoppers in and out with ease, and lends greater maneuverability in the aisles.

Environment, Sustainability Features
- Rainwater reclamation from rooftop via 750-gallon tanks supplies irrigation

Access, Circulation
- As a part of the project Lee Road was extended from 17-92 to Webster Avenue, a distance of one half mile. This eliminated a major traffic bottleneck. The cost of this project (including land and construction) was $6 million. This cost was 100 % funded by UP Development. This was the largest private infrastructure project, ever, in Winter Park. To the north, allowing convenient access from 17-92 out of Maitland, adjacent Dixon Road was redeveloped, also with private dollars.
- Gateway fountain entrance anchors the five entrance and exit points, which along with resynchronized traffic lights, provides an easier traffic pattern.
- Pedestrian walkways, new crosswalks at 17-92 and Lee Road not only provide access but improved connectivity to the Orange County tech facility and Winter Park Village.
- Ample parking – 231 parking spaces for Whole Foods Market customers, exceeding requirements for this site.
